  2. Build and check your shortlist.

    We look at the price, lease, condition and everyday trade-offs—not just the photos. I'll flag the financing, HDB or CPF checks that need official confirmation.

  3. Make an offer—or walk away.

    We discuss the next step using the evidence, not sales pressure. If the price or trade-offs don't work for you, I'll say so.

Do I need to be ready to buy?

No. You can start with a budget, a question or a property you're unsure about. Waiting can be the right decision too.

Will I be expected to buy through you?

No. A conversation isn't a commitment. If you want me to represent you or carry out paid work, we'll agree the scope and fees first.

How do your fees work?

I'll explain any fee, who pays it and what it covers before you agree. The arrangement depends on the property and the work involved. Don't assume one commission rate applies to every purchase.

Can I ask if I'm buying without an agent?

Yes. You don't need to have everything figured out. If a question needs a lawyer, lender or official HDB / CPF check, I'll say so rather than guess.
